Put it into his folder.

Then he started packing.

I carried his clamps outside.

When we reached the truck, I couldn’t hold it anymore.

“Grandpa, you’re seriously just leaving?”

He closed the toolbox.

“Yep.”

“What about your money?”

“Still mine.”

I looked toward the house.

Through the window, I could see Melissa standing beside the shelves Grandpa had built.

“They don’t think so.”

Grandpa put the signed document behind his seat.

“They will.”

“When?”

He climbed into the truck.

“Tomorrow morning.”

He Didn’t Call the Police

On the drive home, I imagined about twelve different things Grandpa might do.

Remove the cabinets.

Call the police.

Post pictures online.

Tell every contractor in town.

He did none of those things.

He went home.

Made coffee.

Opened his filing cabinet.

And started pulling out paperwork.

Original contract.

Invoices.

Change orders.

Payment records.

The document Melissa and Grant had just signed went on top.

Then he called David Mercer.

David was an attorney Grandpa had known for years.

Grandpa put the phone on speaker while I sat across from him at the dining room table.

“Tell me exactly what happened,” David said.

Grandpa did.

David asked one question after another.

“Original contract?”

“Here.”

“Approved changes?”

Grandpa tapped the stack.

“All of them.”

“Final invoice?”

“Yep.”

“Anything confirming they accepted the finished work?”

Grandpa slid the newest page across the table toward me.

“Signed today.”

There was silence on the phone.

Then David said:

“Frank, bring me that folder.”

We met him the next morning.

David went through everything.

Eventually, he leaned back.

“Did they mention selling the house?”

Grandpa frowned.

“No.”

That question caught my attention.

Three days earlier, Melissa had asked me to move some tool cases because she needed the downstairs completely clear.

I remembered what she’d said.

“Wait.”

Both men looked at me.

“Melissa said somebody was coming to photograph the house.”

Grandpa looked at me.

“When?”

“Monday, I think.”

Then I remembered something else.

Grant had been moving boxes from his office into the garage.

David closed the folder.

“That could explain the timing.”

He explained it simply.

If Melissa and Grant were preparing to sell, an unresolved payment dispute involving permanent improvements to the property was something they would want handled quickly.

Especially when Grandpa had written proof that the work was completed, accepted, and unpaid.

Grandpa didn’t look excited.

He just nodded.

Then he made one more call.

To Tommy Reeves.

The Man Grandpa Had Trained

I’d known Tommy since I was little.

He’d started working for Grandpa when he was nineteen.

Back then he swept floors, carried lumber, and occasionally got yelled at for putting tools where Grandpa couldn’t find them.

Now Tommy owned Reeves Custom Interiors.

He had crews working all over the county.

And Melissa and Grant had already talked to him about renovating their upstairs.

Tommy answered.

“What’s up, Frank?”

Grandpa told him.

Tommy went quiet.

“They didn’t pay you?”

“Not the last $6,200.”

“After all those changes?”

“Yep.”

Another pause.

“What do you need?”

Grandpa looked at David.

“Come with us tomorrow morning.”

Tommy didn’t ask why.

“What time?”

Three Cars Pulled Into Their Driveway

When we arrived the next morning, another car was already there.

A woman in a navy blazer stood beside it.

A man was unloading photography equipment.

I looked at Grandpa.

He looked at David.

Nobody had to say it.

The house was being prepared for sale.

Grant opened the door.

His expression changed when he saw us.

First Grandpa.

Then me.

Then David.

Then Tommy.

“What is this?”

Melissa appeared behind him.

“Frank, we’re busy.”

David stepped forward.

“Mr. and Mrs. Whitmore? David Mercer. I represent Frank Bennett.”

Melissa stared at Grandpa.

“You hired a lawyer?”

Grandpa answered calmly.

“Yes.”

“Over $6,200?”

“My $6,200.”

That shut her up.

David opened his folder.

He didn’t make a speech.

He showed them the contract.

The approved changes.

The final invoice.

Then he pulled out the paper they’d signed.

Grant’s face changed.

David pointed to their signatures.

“You both confirmed that Mr. Bennett completed the work, that you inspected and accepted it, and that $6,200 remained unpaid.”

Melissa grabbed the page.

“You said this was a completion form.”

Grandpa looked at her.

“It is.”

“You didn’t tell us this was in here.”

“I told Grant he could read it.”
